About Deed Clarity

Deed Clarity resolves complex title problems on Texas and Florida property — the kind that traditional real estate professionals (realtors, attorneys, and even investors) can't or won't take on.

When a property's ownership is tangled, most of the industry steps back: the paths to clear it are slow, specialized, and expensive, so the property just sits — sometimes for a generation — while a family that would gladly move forward simply can't. For a family stuck in what feels like a legal and financial dead end, finding the way through is the whole of what we do. It isn't a sideline for us; it's the work.

What we do

We take on property held up by problems like:

Inherited and heir property whose ownership was never formally sorted out

An estate that needed probate — never filed, or filed and never finished

Co-owners or heirs who can't agree, or can't all be found

A broken chain of title — a gap or a mistake somewhere in the record of ownership

Delinquent property taxes, or a property sliding toward tax foreclosure

Old liens or judgments still attached to the property

A deed that was never properly recorded or transferred

And plenty that fits none of these neatly — these things rarely arrive in a tidy box. The harder and more tangled the case, the more likely it belongs with us; the situations other professionals turn down are often exactly the ones we take on.

Clearing a clouded title takes real money — court filings, back taxes, the legal work — and we put up all of it, and take on the risk ourselves. You never pay us a fee, and nothing comes out of your pocket to get the title cleared.

Your situation is the one we specialize in.

You won't be explaining heir property to a generalist. Resolving broken, inherited, and clouded titles is the only thing we do — so we already understand how title and probate actually work, and the exact kind of tangle you're in, including the hard parts that call for experienced attorneys and title professionals, whom we work with directly.

We won't rush you.

Some of these take months, and some take years. That's simply the nature of the work, and it's fine with us — there's no clock ticking on our end, and no pressure from us. Your family moves at the pace that's right for you.
